Colonial American Development Corporation (CADC) was founded by George J. Kontogiannis in 1971 as a development, general contracting, and management firm with headquarters in Columbus, Ohio. Initially, CADC concentrated on multi-family housing financed through various HUD programs (e.g., Sections 236, 221d3, 8, 221d4, 220, etc.). We own and operate thirty-nine such projects located throughout Ohio and West Virginia. In addition, CADC has developed and built six Farmers Home Section 515 apartment projects, of which Rockdale Village is a Low Income Housing Tax Credit (LIHTC) property. In 2015 the LIHTC substantial rehabilitation of Harrisburg Station located in Grove City, Ohio, was completed and 2019 we completed Southpoint Village, a 50-unit substantial rehabilitation, in Columbus, Ohio. Both projects were successfully completed within budget and timeframe.
In recent years we have completed several market rent projects. Among these are luxury apartment projects in Columbus, Ohio and in Florida, an elegant full-service retirement community in northern Ohio, an upscale 35,000 square foot office building in Columbus, Ohio which serves as our home office, and construction of the fifth phase of a large luxury multi-family development in Beavercreek, Ohio was completed in 2017.
Combined, CADC currently manages over 4,800 apartment units in three states and 62,000 square feet of office space. These apartment and office complexes comprise well over $275,000,000 in building values and range from government-subsidized units to market rent, luxury complexes. Our in-house staff consists of three comprehensive departments which are management, development/construction, and accounting, with our key personnel having an average tenure of over twenty years.
Property Supervisors visit each site weekly to oversee management and maintenance operations and deal with tenant grievances, special problems, etc. Our management program offers organized social activities for residents, including exercise classes, field trips, arts and crafts clubs, etc. Our in-house accounting staff routinely compiles the financial information necessary for management to monitor the operations of our projects and prepares the various reports required by government agencies.
Our development/construction arm handles all phases of project development, from site location, through arranging of financing and negotiating subcontract prices, to the completion of construction. We have a fully computerized cost control system that prepares monthly requisitions and enables us to closely monitor all job costs and build our projects as efficiently as possible. Our construction methods range from two-story, wood-frame structures, to steel joist, high rise buildings. We have developed and built-in excess of $250,000,000 worth of construction. In addition, we operate a wholesale division for carpet, wall coverings, appliances and furniture, thereby reducing our costs even further, while maintaining the highest standards.
Finally, Colonial American Development Corporation enjoys a very close working relationship with George J. Kontogiannis and Associates, Architects/ Planners, with both entities being directed by George Kontogiannis and sharing offices and in some instances, personnel as well. This enables us to dovetail our architectural design with proven construction experience, resulting in buildings that are most carefully and creatively conceived and carried out at extremely favorable costs.
